Nagle Hartray partners with owners and their representatives to manage project costs and schedule. The following diagram illustrates the important aspects of our integrated approach to project management:


  • Two Principals are involved for the duration of each project.


  • The Principals and the Project Manager collaborate from the beginning to the end of the project to deliver award-caliber design within budget and on schedule. The continuity of staff minimizes gaps in drawings and other documentation as the project moves from one phase to the next. Those producing construction documents have first-hand knowledge of design intent and those with primary responsibility for design remain involved to see that it is realized.


  • Those with the most experience devote the most effort to the project when the ability to control cost is highest.


  • There are three formal Quality Control reviews based on the same documents used for cost estimating. Nagle Hartray utilizes standardized checklists for each review.


  • Cost estimates are prepared at the end of the design phases. Value-engineering, if required, is a scheduled activity immediately following these estimates – any value-engineering is completed before Nagle Hartray commences construction documents. A third estimate may be prepared based on partial Construction Documents if there is uncertainty about whether the project can be bid within budget.


  • More than two-thirds of the Nagle Hartray’s fees are spent after the project is substantially designed and there is a high degree of confidence that it will be bid and constructed within budget.
